FOR PROPERTY OWNERS

MAINTENANCE

We have an in-house maintenance division, powered by D.R. Curry Contracting Inc., which is a valuable tool in the process of handling any problems your home may have. Available 24 hours a day, our experienced service staff has what it takes to efficiently handle most needed repairs. Since we have created this division in-house, our hourly wage is below most contractors. Plus, our ability to respond immediately means a happier tenant and less chance of damage to your home.

PROPERTY MANAGEMENT

Are you thinking about renting your home or real estate investment? Did you know that low market exposure, one bad tenant, or a poorly drafted lease could easily cost you two to three months rent or more? Thankfully, we have the resources and abilities to help insure against these situations. Our comprehensive process of finding the right tenant is more than just peace of mind. It’s security for your investment. But that’s not where our services end. We also offer:


  • Advertising your property
  • Tenant selection and screening (credit, criminal, rental history, and income qualification checks)
  • Rental income processing and disbursement to owners (options include online payment & free direct deposit)
  • Management of repair items
  • Bill review and payment
  • Water bill monitoring
  • Year End 1099 statements

WHAT DOES OUR FEE STRUCTURE LOOK LIKE?

There are two types of agreements when deciding to rent your property.

FEE STRUCTURE

LIMITED SERVICE AGREEMENT

With this agreement we will:


  • List the property for rent via several resources. (depending on the property ) our in-house data base, software data base, Internet, Yard Sign, social media, etc.
  • Inspect the property to make sure it meets our standards for rental as well as lead paint requirements and help you ready it for Rent.
  • Find and heavily screen potential tenants for the property. We do credit, criminal and when possible prior tenancy/background checks.
  • Fill out lease, review with tenant, have signed and collect security deposit.
  • Security deposit and contract are then handed over to owner for them to do the walkthrough and check-in and take over the management of the property.


The Fee for this service is typically 1 months’ rent plus $200.00 administrate fee.

FULL SERVICE AGREEMENT

With this agreement we will:


  • List the property for rent via several resources. (depending on the property ) our in-house data base, software data base, Internet, Yard Sign, social media, etc.
  • Inspect the property to make sure it meets our standards for rental as well as lead paint requirements and help you ready it for Rent.
  • Find and heavily screen potential tenants for the property. We do credit, criminal and when possible prior tenancy/background checks.
  • Fill out lease, review with tenant, have signed and collect security deposit.
  • TCA Property Management, Inc. holds the security deposit for the Tenant in a separate interest bearing account.

The fee for this service is typically one month’s rent as a finder’s fee, plus a monthly fee of 10%.
