Property Management

Are you thinking about renting your home or real estate investment? Did you know that low market exposure, one bad tenant, or a poorly drafted lease could easily cost you two to three months rent? Thankfully, we have the resources and abilities to help insure against these situations. Our comprehensive process of finding the right tenant is more than just peace of mind. It’s security for your investment. But that’s not where our services end. We also offer:

  • Advertising for your property
  • Tenant selection and screening (credit, criminal, rental history, and income qualifications checks)
  • Rental income processing and disbursement to owners (options include online payment & free direct deposit)
  • Management of repair items
  • Bill review and payment
  • Water bill monitoring
  • Year End 1099 statements

Maintenance

We have an in-house maintenance division, powered by D.R. Curry Contracting Inc., which is a valuable tool in the process of handling any problems your home may have. Available 24 hours a day, our experienced service staff has what it takes to efficiently handle most needed repairs. Since we have created this division in-house, our hourly wage is below most contractors. Plus, our ability to respond immediately means a happier tenant and less chance of major damage to your home.

What Does Our Fee Structure Look Like?

There are two types of agreements when deciding to rent your property.

Limited Service Agreement

With this agreement we will:

  • List the property for rent via several resources. (Internet, newspaper, multiple listing system, yard sign, AHRN, etc.)
  • Inspect the property to make sure it meets our standards for rental, as well as lead paint requirements.
  • Find and heavily screen potential tenants for the property.
  • Write lease, review with tenant, have signed, and collect security deposit.
  • Security deposit and contract are then handed over to the owner for them to take over the management of the property.

The fee for this service is typically one month’s rent, however this could vary based on the unit rental price and number of units to be rented. Based on personal situation.

Full Service Agreement

With this agreement we will:

  • List the property for rent via several resources. (Internet, newspaper, multiple listing system, yard sign, AHRN, etc.)
  • Inspect the property to make sure it meets our standards for rental, as well as lead paint requirements.
  • Find and heavily screen potential tenants for the property.
  • Write lease, review with tenant, have signed, and collect security deposit.
  • Inspect the property to insure condition at time of tenant occupancy via written & photo documentation.
  • Receive all rents, process and distribute to owners via Direct Deposit.
  • Take care of any court filings for non payment of rents, as well as any eviction proceedings.
  • Address any maintenance issues through our 24-hour contract maintenance service. (The cost for any maintenance is the responsibility of the owner.) The maintenance service shall make every effort to contact the owner prior to any repairs.
